The Guru Guide is a completely practical guide designed for expats (and some tourists). It is never outdated like books. It's continually updated by user feedback and inputs. My interview and tour was seen by about 65 million viewers worldwide. I have worked in property development since 1995. The caption for Serena Property reflects the property company I co-founded which was named after my youngest daughter. In August, 2008, I switched to a company using my family surname, Prado Property Co., Ltd., and my central Bangkok office has moved from Sukhumvit soi 21 (Asoke) to Sukhumvit soi 2. You can browse more than 1000 properties for houses, condominiums, and apartments in Bangkok for rent and for sale. Both websites cover international schools.

The next time you waste a lot of time (and/or money) trying to get something basic accomplished in Thailand, and after you consider the value of your time and productivity, then you may decide to contact us. Notably, we see a lot of inaccurate information on the internet, some of the inaccuracies repeated in many places to give the same wrong information. It is apparent that sometime, somewhere, some respected expat "authority" gave inaccurate information which was subsequently repeated by other people until it became a widely believed "urban legend" -- it seemed to be coming from multiple sources but maybe was just copied from the original "authority". Many things you read on the English language internet, you should verify from Thai authority sources. Some is outdated, too. On our Thailand Guru website, you will sometimes need to excuse the lack of artwork, because we have been focusing on text content and research, which is more important.
